By Eirik Gislason, Associate Broker, Team Leader, Negotiation Expert, Instructor, Coach, and Host of Shear Line: Negotiation Mastery
Buying, selling, renting, or investing in New York City real estate has never been simple. Today’s market is shaped by fluctuating interest rates, affordability concerns, inflation, inventory shortages, regulatory changes, co-op board requirements, private listing debates, changing commission structures, and increasingly sophisticated buyers and sellers. Success requires more than access to listings or a polished marketing presentation. It requires negotiation, advocacy, collaboration, and strategy.
The strongest negotiators are not the loudest people in the room. They are not aggressive. They are not confrontational. They do not rely on pressure tactics or clever one-liners.
The best negotiators understand people, they understand incentives, they uncover interests, they manage uncertainty, they create trust, and they help clients make better decisions when the stakes are high.
For more than two decades, that has been the foundation of my work in New York City real estate.
Twenty Years of Negotiating in New York City
For over 20 years, I have represented buyers, sellers, investors, landlords, and renters throughout Manhattan, Queens, Brooklyn, and Long Island. During that time, I have participated in thousands of real estate transactions, helping clients navigate virtually every market condition imaginable:
- Seller’s markets
- Buyer’s markets
- Rising-rate environments
- Financial crises
- Pandemic-era market disruptions
- Competitive bidding wars
- Complex co-op transactions
- Luxury condominium purchases
- Multi-family investments
- Difficult negotiations involving financing, inspections, timing, occupancy, repairs, and pricing
Every transaction teaches an important lesson:
Real estate is not primarily about property, it is about people. Every deal involves competing interests, competing priorities, competing risks, and competing perceptions of value. The ability to navigate those conversations often determines the outcome.
Why Negotiation Matters More Than Just Cost
Many consumers believe negotiation simply means securing a lower purchase price or a higher sales price. In reality, price is only one variable. The most successful negotiations often involve:
- Timing
- Terms
- Repairs
- Contingencies
- Financing
- Occupancy
- Closing dates
- Risk allocation
- Emotional concerns
- Relationship management
The strongest outcome is rarely the result of a single concession. It is the result of understanding what matters most to each party and finding opportunities to create value that others miss. This is Collaborative Negotiation, and it forms the foundation of my approach. It is not about equal slices of the pie, or finding a 50/50 outcome; it is about maximizing the gain for my client, while providing minimum satisfaction for the other side in order to protect our interests.
Beyond Real Estate Agent: Negotiation Instructor and Coach
My expertise extends beyond transactional experience. I am a Master Certified Negotiation Expert (MCNE), a graduate of advanced negotiation programs through Harvard’s Program on Negotiation, an International Coaching Federation Associate Certified Coach (ACC), and a former National Instructor for the Real Estate Negotiation Institute.
Over the years, I have trained and coached thousands of real estate professionals across North America in negotiation strategy, communication, emotional intelligence, influence, value creation, and decision-making.
As founder of Archway Partners Coaching, I continue to help agents, teams, and brokerage professionals develop the skills required to negotiate effectively in today’s increasingly complex marketplace.
This experience provides a unique advantage to my clients. I do not simply participate in negotiations. I study them, teach them, coach them, and I apply those lessons every day in real-world transactions.
Leadership at Brown Harris Stevens
As an Associate Broker and Team Leader at Brown Harris Stevens, one of New York City’s most respected real estate firms, I have built a reputation for thoughtful strategy, strong client advocacy, collaborative problem-solving, and market expertise. Leading a team requires more than sales skills. It requires leadership, communication, conflict resolution, decision-making, and the ability to help clients and colleagues navigate uncertainty with confidence. These are the same skills that create successful negotiation outcomes.
Host of Shear Line: Negotiation Mastery
My passion for negotiation led me to create and host Shear Line: Negotiation Mastery, a podcast on the MoRE Network dedicated to exploring the psychology, science, and practical application of negotiation. Through conversations with leading researchers, academics, business leaders, entrepreneurs, coaches, and top-performing professionals, we examine topics such as:
- Influence
- Trust
- Emotional intelligence
- Decision-making
- Communication
- Competition
- Collaboration
- Conflict resolution
- Leadership
- Behavioral psychology
The goal is simple: To reclaim and restore the good name of negotiation and demonstrate how collaborative negotiation creates better outcomes in business, real estate, and life.
Why Buyers, Sellers, Renters, and Landlords Choose to Work With Me
Clients do not hire me because I know how to unlock a door. They hire me because they want an advisor who understands how to navigate complexity. Someone who can:
- Create a clear strategy
- Explain options and tradeoffs
- Anticipate obstacles
- Communicate effectively
- Protect their interests
- Build trust across the transaction
- Reduce uncertainty
- Negotiate confidently when challenges arise
In today’s market, information is abundant; wisdom is scarce. The difference between a good outcome and a great outcome often comes down to how effectively someone can gather information, understand motivations, communicate value, and navigate difficult conversations. That is where negotiation expertise matters.
